If you are a landlord and are planning to rent your home, it is essential to have all gas appliances, pipework, chimneys and flues checked every 12 months to make sure the property is safe for your tenants. As per law you are required to undertake maintenance services on a regular basis to ensure all your appliances and chimney are safe and serviced as per the manufacturers requirements. Any gas appliance owned by tenants are not the landlord’s responsibility.

It is also essential that you get your gas appliances and flues checked annually by a qualified Gas Safe registered engineer. As per the new regulations introduced in April 2018, a landlord can arrange for a gas safety check between 10-12 month after the previous gas safety check.

A landlord is required to provide a record of the annual gas safety check to the tenants within 28 days of completion, or to new tenants upon the start of their tenancy. If the rental period is less than 28 days at a time you may display a copy of the record in a prominent position within the property. Once this check has been completed, you will get your CP12.
