Legionnaires Disease Guidance
Landlords of residential properties have a legal responsibility to manage the risk of Legionnaires’ Disease and ensure tenants, residents and visitors are not exposed to unsafe water systems. Legionnaires’ Disease is a potentially serious pneumonia-like illness caused by Legionella bacteria, which can grow in water systems where conditions allow, particularly where water is stored, recirculated, or kept between 20°C and 45°C. Showers, dead legs in pipework, scale, rust and stagnant water can all increase the risk.
As part of their duty, landlords should assess whether their property’s water systems could present a risk and, where needed, arrange for a competent person to carry out a Legionella risk assessment. Raw Heat Plumbing & Heating have qualified engineers who can complete the assessment and provide the required form and report to help landlords comply with current legislation. Failing to manage this responsibility can lead to serious consequences, including fines or prosecution, especially if someone becomes ill or is exposed to risk.

For landlords, having suitable carbon monoxide detectors fitted is a legal requirement in many rental properties. Is your boiler pressure too high?

Keeping your home safe at all times
If you are a landlord and are planning to rent your home, it is essential to have all gas appliances, pipework, chimneys and flues checked every 12 months to make sure the property is safe for your tenants. As per law you are required to undertake maintenance services on a regular basis to ensure all your appliances and chimney are safe and serviced as per the manufacturers requirements. Any gas appliance owned by tenants are not the landlord’s responsibility.
It is also essential that you get your gas appliances and flues checked annually by a qualified Gas Safe registered engineer. As per the new regulations introduced in April 2018, a landlord can arrange for a gas safety check between 10-12 month after the previous gas safety check.
A landlord is required to provide a record of the annual gas safety check to the tenants within 28 days of completion, or to new tenants upon the start of their tenancy. If the rental period is less than 28 days at a time you may display a copy of the record in a prominent position within the property. Once this check has been completed, you will get your CP12.
